There are a number of ways a deal can be structured between you and Chiltern Land. Below are some examples of how an agreement can work for you:
Unconditional sale
A straight forward sale of the property to Chiltern Land for an agreed fixed price. This is the quickest and cleanest option and is suitable for landowners who do not want to go through the hassle of securing planning permission, or who may simply prefer an immediate disposal.
Conditional sale
Terms are agreed at the outset and a conditional contract is entered into between the landowner and Chiltern Land. The purchase transaction only then completes once Chiltern Land has obtained planning permission on the site. This is a good option for landowners who want to benefit from the enhanced value of securing planning permission but may not have the resource, expertise or desire to navigate through the complex planning process.
Joint Venture
The landowner retains ownership of the site throughout the planning process and subsequent construction of the scheme, and only receives payment for the land once the final product has been built out and sold to the end customer. This option is suitable for landowners who would like to be involved in the project in the longer term in order to maximise their overall receipt.
Consultancy Only
Chiltern Land will provide advice and project management for an agreed consultancy fee. This will cover the whole planning process to ensure a deliverable consent is secured, unlocking value and removing risk before the site is then sold to a developer, often at a substantial premium.
